September 2010 Board Meeting Minutes

Date: Monday September 20, 2010

Time: 7:15pm (7:30pm?)

Place: Tarpon Springs Recreation Center 400 South Walton Ave. Tarpon Springs FL 34689

Room: Main Hall


1.      Call to Order – 7:10pm

2.      Establish Quorum – Ed Z., Bill P., David P,. Evelyn C., Representing Ameri-Tech Mike Perez (owner of Ameri-Tech) 

3.      Read or waive and approve meeting notes from August 23, 2010 (Any feedback on the notes – get it to me IN WRITING by NOON 9/20/10 – how does this part not get read?) See amended notes that are now minutes Motion to accept Evelyn – 2nd Bill P. 

4.      Financial report  

4.1.   Delinquencies – 9 total past due – 3 of which are 2 years and 1 is multiple and SHOULD have been sold at auction months ago? 

4.2.   Budget – doing very well and David is looking into interest bearing vehicles … David presented several options - not much available unless you have a lot of money available over a longer period of time.  David will have recommendation(s) for October meeting. 

5.      Website – input and/or ideas from community?  Possibly adding the website to the entrance sign?  Also similar sign at the bulletin board (replace Evelyn’s handmade one ;-)   

6.      Violation Status – Tabled 

7.      Old Business – color pallet – once approved, Ameri-Tech will be sent out to all Riverwatch owners (WITH the website address) 

7.1.   Entrance Sign – should be started week of the 20th

7.2.   Project Tracking – Tony submitted a form for action items … Evelyn will work with Tony on updating our community on what is being done, when. 

7.3.    See Of the July 2010 meeting – Evelyn motion to confirm the intent of the developer to assess 159 homes.  Bill 2nd … unanimous.

8.      New Business 

8.1.   Road sign needed at corner of RiverWatch Blvd and Blackrush Dr – Tony to get with city for street sign replacement. 

9.      Maintenance Report - table 

9.1.   Landscape Report – table 

10.  Architectural Report - None 

11.  Board of Director Comments – Recommend not to invest more than 50k ~ and safe and secure 

11.1.                     Fall Clean-up is Sunday NOVEMBER 7, 2010 

11.1.1.  Community Wide Garage Sale November 6th?         How about a party at the park?               Should it be Saturday or Sunday – OR – BOTH?         Ameri-Tech will supply Hotdogs and Buns – we could make it a pot-luck? 

11.2.                     Wal-Mart is looking at the vacant K-Mart building … Consensus from the people in the room – WHOOOO HOOOO (no Wal-Mart on the Anclote River :-) 

12.  Open Questions From the Floor - none
