Neighborhood Watch New Co-Chairs Named

The Community is very fortunate to welcome Jan Causey and Pat Dipinto as your Neighborhood Watch Co-Chairs.  Jan will be distributing information to all homeowners asking for your help. 

With safety, security and protection of property paramount, the River Watch Neighborhood Watch program needs your eyes and ears. While we have police protection, police officers are a limited resource and we cannot reasonably expect them to police our neighborhood 24/7/365. 

Therefore, a full-time resource, that can and should be utilized as an extension of the Police Department are concerned and watchful residents.

All you have to do is keep your eyes open and if you see anything that doesn’t look right (suspicious vehicle, persons and/or activity) call the police. And best of all, it’s free. So, if you would like to join, have questions, issues or concerns you can contact:

Volunteer’s are needed for Architectural Review




ARCHITECTURAL REVIEW  Chairman – Bill Pantoni

Please be reminded that all exterior alterations to your Lot, must be reviewed by the River Watch Architectural Control Committee (RWACC) PRIOR to any alteration commencing.  Per ARTICLE VII - ARCHITECTURAL CONTROL – Section 1. Authority:  No dwellings, building, parking cover, shed, structure, fence, boat dock, dock, outbuilding, color change, addition, exterior alteration or substantial attachment, or constructor or erection of any kind may be erected, placed,  reconstructed or permitted to remain on any Lot unless and until approved by the Architectural Committee. Such  approval will not be unreasonably withheld for replacement or reconstruction that conform in design, materials, appearance and quality to that of the original work.

Per ARTICLE VII - ARCHITECTURAL CONTROL – Section 3. Review and Approval of Plans: No structure shall be commenced, erected or maintained on any Lot, nor shall any exterior addition to or alteration thereof be made until the plans and specifications showing the nature, kind, shape, height, materials and locations of the same shall have been submitted to the Architectural Control Committee for written approval (i) as to conformity and harmony of external design and general quality with the existing standards of the neighborhood and with the standards of RIVER WATCH (ii) as to the location of the Structure in relation to surrounding structures and topography and finished ground elevation, and (iii) shall be consistent with the provisions of this Declaration.

In the event the Architectural Committee fails to approve or disapprove such design and location within thirty (30) days after said plans and specifications have been submitted in writing, or in any event, if no suit to enjoy the addition, alteration or change has been commenced prior to completion thereof, approval by the Architectural The Committee has a protocol in place to document the thirty (30) day window to review the application, conduct and site visits and any other action they deem necessary and to approve or deny an application receipt of an application.

Gazebo & Dock, Keys, Fall Community Picnic at the Park, Blue Pipes; Repaired, Replaced, or Painted, Playground Equipment Repaired, Approved Playground Mulch Installed, Lighting/Electricity in Both Gazebos, Doggie Poop Station Installed, Barriers Replaced at Bike Path

An electrical outlet has been installed at the Gazebo. If you would like to use the outlet or the dock, please contact Monarch at (727) 204-4677 or sue@monarcham.com to make arrangements to pick up the key for both gazebo and dock.
